Ward B. Ozaeta
President, CEO

Ward Ozaeta is founder of 6 Degrees Realty Capital. Mr. Ozaeta has been actively involved in the real estate industry as an individual investor since 1998—investing primarily in single-family residences. He started out using the VA loan to purchase his first home, which later became his first rental property. In 2003 he transitioned to a multifamily-commercial real estate advisory role, working with Sperry Van Ness (SVN). Then in 2008, he formed 6 Degrees Realty Capital (6DRC) – a real estate investment, acquisition, and management firm. Then with just over $700 he had the opportunity to complete the company’s first acquisition in December 2008—3 rental condos. Today the company owns and operates several multifamily/condominium properties in San Diego and is on track to exceed 100 multifamily units.

Mr. Ozaeta developed a track record of success in leadership, during his 10 years of service in the United States Marine Corps. He has over 12 years combined experience in residential property management (6DRC’s portfolio), and hotel management—working his way up from Housekeeping at the Best Western Victoria Inn—Monterey, CA to Front Office operations, and Management, at the Grand Pacific Palisades Resort & Hotel—Carlsbad, CA.

Mr. Ozaeta attended Seattle University majoring in Mechanical Engineering, with Minor emphasis in Mathematics. He actively participates in various community activities: he is a past member of the Professional Men’s Toastmasters Club-TM624 San Diego; a member with Urban Land Institute (ULI); a volunteer to the Big Brother/Big Sister Organization.

Bryce E. Jones, CPA/MBA
Chief Financial Officer

Mr. Jones is an experienced real estate professional with over 20 years as the Controller and Treasurer with The Corky McMillin Companies in San Diego as well as other finance positions in the mortgage and banking industries.  He is well versed in automated accounting and treasury systems and helped implement several initiatives to streamline back office procedures.  Mr. Jones is an active Certified Public Accountant in California.  He is a member of both the Vista and Carlsbad Chambers of Commerce, serving on various committees, as well as a contributor to the Carlsbad Business Journal. Mr. Jones is also the founder of San Diego Small Biz Assist, a small business accounting and consulting firm.

Kendy Li
Director Asset/Property Management
Mr. Kendy Li has over 28 years of experience in asset and finance management; working with organizations such as The Corky McMillin Companies, and Fairfield Residential, encompassing a wide spectrum of real estate portfolios in various stages of development, redevelopment, and operations. During the past 20 years, Mr. Li has held management and executive positions with prominent firms, both privately and publicly held, as well an asset management advisory firm for CalPERS.

Mr. Li has a BA in Applied Mathematics from the University of California, San Diego (UCSD), and is a licensed California Real Estate Broker. For over 16 years Mr. Li has been an active member of the non-profit community promoting causes relating to affordable housing, chronic homelessness and other society impacting issues.

Barry Schultz
COO/Counsel/Director Development

Barry J. Schultz brings over 25 years of combined legal, planning and community development experience, with extensive experience in real estate/land use, redevelopment, affordable housing and sustainable development. He has over 15 years of experience in representing clients in obtaining land use entitlements, negotiating agreements with redevelopment agencies, affordable housing and in obtaining public financing involving various local, state and federal funds. Additionally, he has provided strategic counseling to clients on regulatory matters involving inclusionary housing, density bonuses, and other housing related ordinances and regulations.

Mr. Schultz was the chief executive officer of the San Diego Capital Collaborative, a community investment corporation and advisor to the San Diego Smart Growth Fund, a $90 million real estate equity fund targeting workforce housing and mixed use development in San Diego urban communities. He was responsible for the development and implementation of the fund’s socially responsible investment strategy.

Mr. Schultz also served on the City of San Diego’s Planning Commission from 2001 to 2009. He served as chief of staff and senior policy advisor to former City of San Diego Councilman William Jones, advising the councilman on housing, land use and redevelopment issues.
He is active in numerous professional and community organizations. He is the urban community advisor to the San Diego/Tijuana District Council for the Urban Land Institute and a member of the executive committee. He also serves on the boards of Wakeland Housing and Development Corporation, Citizens Coordinate for Century 3 and the San Diego Community Land Trust.
